You've packed the house. The van is loaded. The team is ready. And then you're sat outside your new property, staring at a locked front door, waiting for a phone call that should have come two hours ago.
It happens more often than you'd think. And when it does, the clock keeps ticking — and so does your removal bill. That's exactly why we created the Key Wait Waiver.
What Is the Key Wait Waiver?
When we quote your move, we calculate an expected work time — loading, driving, breaks, unloading, and the return to our depot. A typical day starts around 8am and finishes by 4 or 4:30pm. Sometimes it's an eight-hour day, sometimes nine or ten, depending on the size of the job.
If the move runs beyond those quoted hours for reasons outside our control, there are normally additional charges to cover the extra wage bill. The Key Wait Waiver is a one-off payment that removes those charges entirely.
Think of it as an insurance policy for your moving day. A small, fixed cost upfront so you don't face a surprise bill at the end of a stressful day.
"Several customers each week pay for the Key Wait Waiver. Only one or two a month actually need it. But the ones who do are always relieved they have it — because the alternative can be hundreds of pounds in additional costs at the worst possible moment." — Jay Newton, Director
Why Key Delays Happen
The most common cause of moving day delays isn't traffic, weather, or awkward furniture. It's the property chain.
Here's how it works. On completion day, money has to transfer sequentially through every link in the chain. The first-time buyer at the bottom pays their solicitor. That solicitor confirms, presses a button, and the funds move to the next person's solicitor. Then the next. Then the next. Each transfer has to be verified, confirmed, and authorised before the next one can begin.
If you're in a chain of two or three people, this usually goes smoothly. But if you're in a chain of five, six, or seven — and especially if you're near the top — you're waiting for every single person below you to complete before your keys are released.
And if just one person in that chain is disorganised — they haven't finished packing, they haven't vacated the property, their paperwork isn't in order — the entire chain stalls. We've had days where the new property is sitting empty, our vans are fully loaded, and we're parked on the street for three or four hours waiting for a phone call.
Pro Tip: Know Your Chain Position
Ask your solicitor exactly where you sit in the chain and how many links there are. If you're fourth or higher, delays are significantly more likely. That's when the Key Wait Waiver pays for itself. People at the bottom of short chains almost never experience delays.
What the Waiver Covers (and What It Doesn't)
It Covers
- Additional hours worked because keys were released late
- Delays caused by problems in your property chain
- Unexpected complications on the day that aren't anyone's fault — and aren't ours
- Extra time needed if unforeseen issues arise at the new property
It Doesn't Cover
- A second day of removal — if the move can't be completed on the scheduled day, there will be additional charges (though we offer heavily discounted rates)
- Working beyond our 5pm cutoff — we can't have our team working until 9 or 10pm, so if unloading hasn't started by 5pm, we'll arrange storage instead
- Additional items you ask us to move on the day that weren't in the original quote
You'll Never Be Charged For Our Mistakes
This is important to understand — whether or not you have the waiver. If the delay is our fault, you don't pay extra. Full stop. If our van breaks down, if we underestimate the load time, if we've made errors in our calculations — that's on us. The waiver exists solely for situations that are outside everyone's control.
Pro Tip: The Furniture Trap
One of the most common causes of unexpected extra time is furniture that needs dismantling on the day. If you have wardrobes, bed frames, or large desks that need taking apart, let us know during the survey. If we know about it in advance, it's included in the quote. If it surprises us on the morning, it adds time — and without the waiver, that means additional charges.

The waiver price depends on one thing: the size of your crew. It's calculated at just under two hours of your team's hourly wage bill — a fraction of what the actual overtime charges could be.
Typical Key Wait Waiver Prices
3-Man Crew
Hourly wage bill: ~£60/hr
~£100
4-Man Crew
Hourly wage bill: ~£80/hr
~£140
5-Man Crew
Hourly wage bill: ~£100/hr
~£180
The number of vans on the job doesn't affect the waiver price — it's purely based on crew size.
To put that in perspective: if your five-man team has to work an extra three hours because of a key delay, the wage bill alone is £300. The waiver at £180 represents a considerable saving — and you know the cost before moving day, not after it.
Pro Tip: The Maths Behind the Waiver
The waiver costs roughly what two extra hours of crew time would cost — but it covers you for significantly more than that. If your team ends up working three or four hours overtime, you've effectively saved hundreds of pounds. And if no delay happens? Think of it as £100–£180 for a stress-free moving day.
What If the Keys Never Come?
It's rare — roughly once a year out of hundreds of moves — but sometimes the chain completely falls apart. A form hasn't been signed correctly. A solicitor can't be reached. The money simply doesn't come through. When that happens, we have a backup plan.
The 5pm Rule
If unloading hasn't started by 5pm, we call it. We can't have our team sitting outside a property all evening hoping for a phone call. We need to act within working hours, because the next step requires making arrangements — and that means places need to be open.
We Move You to Storage
If we can't unload, we'll take your belongings to a secure storage facility. If it's in Bristol, we'll use our own warehouse. If the move was to another city, we'll call a local self-storage unit and book a facility for you.
If we have availability at our own storage facility, we offer up to two weeks of free storage. We understand this situation is incredibly stressful and it's not your fault — we're not going to add a storage bill on top of everything else if we can avoid it.
The Second Delivery
Once your keys are released, we'll arrange to deliver your belongings from storage to your new home. If the storage is in Bristol, we'll do this ourselves at heavily discounted rates. If it's in another city, a local removal company may be more cost-effective, and we're happy to advise.
It's not a free move — we do have a second set of wages to cover — but we do everything we can to make it affordable during what is already a very stressful time.
Pro Tip: Breaking the Chain on Purpose
Sometimes customers choose to move into storage deliberately — to break a problematic chain, secure a buyer they don't want to lose, or bridge the gap between exchange and completion dates. If that's your situation, talk to us. We can offer short-term storage and help you plan a two-stage move that keeps things under control.
